Welcome to the Colony Lakes Homeowners Association Website

Here you will find resources to learn more about our community. Colony Lakes is located in the Beach Haven West section of Manahawkin, Stafford Township, in Ocean County, New Jersey.

The Colony Lakes Homeowners Association is a private “Members Only” lake community of 265 individual homes situated around two beautiful lakes. There is a larger 33-acre lake (Lower Lake) and a smaller 16-acre lake (Upper Lake). It consists of 137 waterfront and 128 non-waterfront properties. The Homeowners Association works to protect the interests of its residents and to protect our most precious shared resource, the lakes.

The Upper Lake is accessible only to those homeowners owning property on that lake. All members have access to the 33-acre Lower Lake from a beach area where they can relax, swim or launch a boat from the boat ramp adjacent to the beach. On any given day, it's common to see all sorts of vessels on the water, including kayaks, canoes, rowboats, paddle boards and sailboats. Boats can utilize an electric motor not exceeding 30lbs of thrust. With its pristine lakes, superb largemouth bass fishing, close proximity to Long Beach Island and low annual dues, Colony Lakes is one of the most sought-after sections of Stafford Township.

The Colony Lakes Homeowners Association board and committees are comprised solely of volunteers that give their time and talents for the benefit of the community. We are always in need of enthusiastic, caring, and motivated volunteers.
